Fun Seeker RV Resort Rules & Guidelines

Management reserves the right to make exceptions on a case-to-case basis. Updated: 6-10-18 1. Please Call the Fun Seeker RV Resort for questions and/or concerns. Please leave a brief message if management is unable to take your immediate call and you will receive a call back as soon as possible. 2. Rent is due the 1st of every month with a grace period of 3 days. If rent is not received by 5:00 PM on the 3rd of the month, a $25 late fee will be applied. An additional $5 late fee charge will be applied for each day late beginning the 6th of the month. No partial rent payments will be accepted. Drop rent off in the metal collection box located on the front of the office/apartment building. You may pay rent by cash, personal check or money order. If you pay by cash or money order, a receipt will be brought to you in a timely manner. If you pay by check, your check will serve as your receipt. A check return charge will be assessed by Management in the amount of $35. Late fees will be added until rent is paid in full. 3. Each lot is permitted up to two vehicles. Vehicles consist of cars, trucks, vans, motorcycles, and scooters. You are required to request permission to have an additional vehicle for an additional monthly charge of 50.00 that will be due with rent. Late fee rules apply same as rent. Boats with motors, wave runners, jet skis, and trailers require approval from management and must fit on your lot without intruding on any other lot or the driveway. Boats that are too large or lots that are too small may not use other lots without permission from management. There is limited parking for additional vehicles and or trailers at a cost of 75.00 per month at other locations within the park. 4. Park quiet time is 10 PM to 8 AM 5. Sewer donuts are required by law. (not provided) 6. All dogs must be leashed and promptly picked up after by their dog owners. 7. Park speed limit is 5 mph. 8. The park is not responsible for overloading of circuit breakers. If you are using old or damaged power chords to power your RV, 5th wheel, or travel trailer, or if you are utilizing damaged or unsecured septic equipment, you may be responsible for potential damage or consequences that could occur. For example, you could be held responsible for damage to your electrical box or issues from lack of proper sewage disposal. If your chords appear rusted, dull, or if they have corrosion, or if your sewer hoses have holes or cracks, or if your connections are not secured properly, you are required to promptly replace or fix the issue(s). It is your responsibility to check your equipment regularly to ensure that everything is safe and are in proper working conditions. Those that are renting travel trailers; you are responsible to maintain it and also for checking equipment regularly. If there is an issue or damage, you are required to promptly report it to Management. 9. All children under 16 must be supervised at all times. 10. Garbage must be placed inside the dumpster. Please break down all boxes and do not bring garbage into the park for disposal. Garbage pick-up will take place 2 times a week on Monday’s and Thursday’s. 11. Clean-up after yourself when using the park bathhouse and public areas. 12. Keep your site clean and organized. Each lot is permitted to have 8 items, not including vehicles. Items permitted include potted plants, tables, chairs, grills, ornaments, approved fences, approved tent screens and the like. Construction, automobile and boat parts or supplies of any kind along with tools are not permitted to be stored on lots. 13. No commercial businesses are permitted in the park. 14. No swimming is permitted in the canal. 15. No clothes lines are permitted in the park. 16. Small contained fires are permitted in the park. Ground fires are not permitted in the park. All fires require supervision from the lot resident and safety precautions must be taken at all times. 17. Fireworks and other explosives of any kind are not permitted in the park or on the canal. 18. Bicycles, canoes and/or kayaks are required to be placed behind or under your camper. Limit of 2 items in this category (2 kayaks, two bikes or one of each). 19. Tent/screens and small fencing will be permitted if kept neat and so long as they do not impede on your neighbor’s lot space. Be courteous and keep these items to your permitted lot space only. 20. All residents are required to obtain a PO Box or another address for all resident mailings. The park office mailbox is for Charlotte Harbor RV Park business only. You are permitted to place outgoing mail in the OUT box. 21. Management assumes no responsibility for accidents, injuries, or loss of items including from acts of nature. 23. Gatherings and fishing are permitted in the park area located by the apartment/office building or by the water (do not gather near lots on the water). You are permitted to take your own chairs and equipment to these areas so long as you remove them when you are done. 24. No person in the park can have more than two visitors (vehicles) per day enter the park. Frequent traffic in and out of the park to your lot is not permitted. 25. Tent screens, Decks and Cabanas need to be approved by management and will require a deposit of 100.00 if approved. 26. Sewer supports are required. 27. The Management/Owner reserves the right to transfer the tenants to a different location on site if required. 28. For the long term & month to month guests, If the utility fee crosses over $50 then the guest needs to pay the difference. 29. We do not refund upon cancellation.
